🏊 Swimming Pool

Closed every Monday. Open all other days: 6:00 AM – 1:00 PM and 3:00 PM – 8:00 PM. Timings subject to change — check MyGate for updates.

Rules

  • Proper swimwear and head caps mandatory. No undergarments, boxers, pants, denims, or T-shirts.
  • Shower before entering the pool — always.
  • Children under 15 must be accompanied by an adult (18+) at all times.
  • Children under 4 years are not allowed in the main pool.
  • No food, refreshments, or colored drinks. Only water in plastic/steel bottles allowed.
  • No pets in or around the pool area.
  • No diving, rough play, acrobatics, or boisterous behaviour.
  • No cycling or skateboards in the pool periphery area.
  • Persons under influence of alcohol or intoxicants are prohibited.
  • Residents with open wounds, infections, or contagious diseases cannot use the pool.
  • Training limited to maximum 30% of pool area at any given time.
  • Do not use clubhouse amenities or elevators before drying off and changing.
ℹ️Residents use the pool at their own risk. PSOTSAOA and EC are not responsible for accidents or injuries.

Gym Key Rules

  • Gym-specific shoes mandatory — no outdoor shoes.
  • Carry a towel — wipe equipment after use.
  • Do not drop weights. Stack back to original position after use.
  • No personal equipment brought to gym.
  • Trainers allowed — max 1 trainer to 2 residents at a time.
  • Trainers pay 10% of monthly earnings as maintenance charges.
⚠️No trainers/coaches for Badminton, Squash, Cricket, or Tennis — at any time. Trainers for Football/Basketball only Monday–Thursday. Friday–Sunday reserved for all residents.

  • You are responsible for switching lights off, locking gates, and returning keys after your slot.
  • Any damage due to negligence billed on actuals to the booking resident.

  • Amounts credited to advance ledger — not cash refunded.
⚠️Garbage not segregated or littered after event: ₹5,000 cleaning charge. Must be cleared within 1 hour of event end.

Booking & Rules

  • Area must be cleaned by 6 PM (morning events) or 9 AM next day (evening events) — ₹5,000 cleaning charge if not.
  • Only PSOTSAOA empanelled vendors for food stalls.
  • Police permission required for loud instruments in common areas.
  • Crackers/fireworks only on concrete podium roads with EC approval.
  • No political events inside PSOTS — ever.
  • Smoking and alcohol strictly prohibited in Amphitheatre and all common areas.
EC organises only: Republic Day (Jan 26), Independence Day (Aug 15), Karnataka Rajyotsava (Nov 1), vaccination camps, and vendor/flea market events. All other community events are resident-organised.

Traffic Rules

  • Speed limit: 15 km/h — podium and basements both
  • Drive clockwise only on concrete roads
  • Keep left. No overtaking. No high beams at night.
  • PSOTS is a honk-free community
  • Pedestrians always have right of way
  • No vehicles on pathways, non-concrete paths, or lawns
  • No driving lessons — strictly prohibited

Parking Rules

  • Park only in your allotted basement parking spot
  • No parking in visitor slots (podium level)
  • Emergency/Disabled parking — strictly for intended use
  • Guest parking free up to 2 days. Apply for visitor pass 3 days in advance for longer stays.
  • Guest parking charges: 4W ₹250/day · 2W ₹100/day (beyond 2 days)
  • No outside vehicles in basements

Parking Rental (Vacant Slots)

  • Individual slot: ₹1,500/month incl. GST · Linked slot: ₹2,500/month
  • Minimum 6 months commitment. Apply by emailing: sots.helpdesk@prestigeconstructions.co.in
  • Sub-letting of rented slots is strictly prohibited. Auto-renewed for max 3 years total.
⚠️Security can lock vehicles in violation. Vehicles parked unauthorised beyond 5 days reported to local police.

Collection Timings

  • Keep waste outside apartment only between 9:00 AM – 12:00 PM daily.
  • Take bins back inside by 12:30 PM after collection.
  • Early morning? Use CPCB-certified compostable bags — not before 6:00 AM.
  • Wet waste not collected if not segregated or in plastic bags.
  • Never put paint, thinner, cement into drains or toilets.
  • Never put diapers or sanitary napkins in drains or toilets.
  • E-waste (batteries, bulbs, CDs) — hand over separately to housekeeping.
⚠️Garbage kept outside apartment beyond allowed timings: ₹500 fine per instance.

🏠 Move-in & Move-out

Charges

  • New owner (purchase): ₹2,000 + GST one-time membership. No move-in/out charge.
  • Tenant move-in: ₹1,500 + GST
  • Tenant move-out: ₹1,500 + GST
  • Blood relation transfers: No membership charge

Key Rules

  • Apply via MyGate at least 15 days before move date
  • Move-in/out: 9 AM – 6 PM only — not on public holidays
  • Service lifts only for luggage, furniture, boxes
  • NOC approval takes maximum 7 days
  • Get admin NOC + finance NOC before move-out
  • Return RFID sticker and Clubhouse ID card on move-out day
⚠️If previous occupant had unpaid dues and moved out without NOC, all dues transfer to the new occupant/owner.

🔨 Interior Works

Permit & Timings

  • Work permit required before any interior work — apply at Property Management Office.
  • Debris removal charge: ₹3,000 (mandatory, one-time, non-refundable).
  • Permitted hours: 9 AM – 2 PM and 4 PM – 6 PM only.
  • No work on Sundays or Public Holidays.
  • Service lifts only for interior materials.
  • No core cutting in structural elements (columns, beams, slabs).
  • No dish antenna / DTH installation on apartments.
  • Workers must have security passes. No overnight stay for workers.

🐾 Pets

Pets can move freely throughout PSOTS. This policy follows Animal Welfare Board of India guidelines and Government of Karnataka notification.

  • Inside Supermarket and Café
  • Skating rink, indoor/outdoor sports areas
  • Children's play areas
  • Inside Banquet Halls

Registration Required

  • Register pet with Property Management Office — email helpdesk with Annexure PP1.
  • Provide: breed, age, vaccination date, next vaccination date.
  • Keep vaccination records updated.

Conduct Rules

  • Always keep pets on leash in common areas.
  • Clean up pet waste immediately — dispose in bio-waste bins only (not dry waste bins).
  • If pet urinates on pathways — water down the area.
  • Passenger lifts: if another resident is uncomfortable, step out and give preference.
  • Only adults should handle pets in common areas.
  • Do not leave pets alone outside apartments or chain them in common areas.
  • Commercial breeding of pets inside PSOTS is prohibited.
  • Barking is natural — cannot be used to restrict pets. Make efforts to control during night hours.
⚠️Failure to clean pet waste in common areas: ₹1,000 fine per instance.

🔼 Elevator Usage

Rules

  • Do not press buttons repeatedly or hold elevator doors open with foot.
  • Follow overload limits — last person must step out on overload alarm.
  • Children under 6 must not travel alone in elevators.
  • Service lifts only for goods, luggage, furniture during move-in/out.
  • No scratching, writing, or vandalising elevator walls — ₹1,000 fine per incident.
  • No littering. No smoking or drinking.
  • Always give way to people alighting first.
  • In case of fire — do not use elevators.
🆘Stuck in elevator? Hit the alarm button and inform security. Do not panic — there is enough air. Do not exit without checking lift is level with the floor. Emergency contact numbers are displayed inside every elevator.

👥 Visitor Management

Guests

  • Guests approved via MyGate app by resident before entry.
  • Guests may use parks and kids' play area but not sports amenities or swimming pool.
  • Guests park only in designated visitor parking areas.
  • Any damage by guests is the resident's responsibility.

Service Staff & Delivery

  • All daily service staff must have Property Management Office ID cards.
  • Register daily service staff in MyGate app.
  • Couriers and delivery need resident approval via MyGate before entry.
  • Encourage all service staff to use service lifts.

⚡ Electric Vehicle Charging

Key Rules

  • Installation only by a licensed Class-1 Electrical Contractor.
  • Only AC slow charging (230V/15A single phase, max 2.5KW) permitted.
  • BESCOM energy meter must be in homeowner's name.
  • Installation only in your own registered parking slot — not rented slots.
  • Three-phase power connections not permitted.
  • Must include: Modular Fire Extinguisher + RCBO protection.
  • Sign undertaking on ₹100 stamp paper. Submit BESCOM bill + contractor license.
⚠️Non-compliance penalty: ₹5,000 per month. Residents are fully liable for any damage from their EVCS installation. Existing installations must be compliant within 31 days of notification.
