Rules & Amenities
A resident-friendly summary of the PSOTS Rules of Residency (v2.0, October 2025). All timings and penalty amounts are from the official document. For the complete legal text, contact [email protected] or request a soft copy via the Property Management Helpdesk on MyGate.
🏊 Swimming Pool▾
- Closed every Monday. Open other days: 6:00 AM – 1:00 PM and 3:00 PM – 8:00 PM.
- Proper swimwear and head caps mandatory. No undergarments, denims, or T-shirts.
- Shower before entering. Children under 15 need adult supervision. Under-4 not allowed in main pool.
- No food, colored drinks, pets, diving, rough play, or cycling in pool periphery.
- No alcohol or persons with open wounds/infections.
- Training limited to 30% of pool area at any time.
🏋️ Gym & Indoor Sports▾
- All indoor amenities require prior booking via MyGate app.
- Gym: Gym shoes mandatory. Carry towel. Do not drop weights. Stack equipment back after use.
- Badminton/Squash: Non-marking soles mandatory. No trainers or coaches allowed — ever.
- Yoga Room: Yoga only. Switch off lights/fans on exit. Book via MyGate.
- Movement Studio: Dance and aerobic exercises only. Book via MyGate.
- Trainers in Gym/Studio/Pool: Allowed — max 1:2 ratio. Must pay 10% of monthly earnings as maintenance.
🏆 Outdoor Sports▾
- Football, Basketball, Cricket, Tennis — all require prior booking via MyGate app.
- Deposit Clubhouse ID card before collecting keys. Return keys and lock up after your slot.
- Water and sports drinks only. Littering: ₹2,000 cleaning charge.
- Trainers for Football/Basketball: Monday–Thursday only. Friday–Sunday for all residents.
- No trainers or coaches for Cricket and Tennis — at any time.
🎬 Movie Theatre▾
- Three paid slots: 9AM–12:30PM · 1PM–4:30PM · 6PM–9:30PM — each ₹500.
- Book via MyGate up to 30 days in advance. Max 3 days/month, 2 slots/day per flat.
- No food, snacks, or drinks inside. No smoking or alcohol.
- Collect all trash at end — ₹1,000 cleaning charge if littered.
- Cancellation up to 7 days before: credited to advance ledger (not cash refunded).
🎊 Banquet Halls & Terrace▾
- Small Hall (50 pax): ₹4,000/slot · Large Hall (100 pax): ₹5,500/slot · Terrace: ₹2,500/slot — from Jan 2026.
- Slots: Morning 9AM–3PM or Evening 4PM–10PM. Book via MyGate up to 60 days in advance.
- Events end by 10PM. Silent hours 2PM–4PM. No cooking inside. No pets. No smoking or alcohol.
- Garbage must be bagged within 1 hour of event end — ₹5,000 cleaning charge if not.
- Cancellation: 60–31 days = 100% credit · 30–16 days = 50% · 15–0 days = no refund.
🎭 Amphitheatre & Events▾
- Free without electricity. With electricity: ₹200/hour + GST.
- Book 30 days ahead (with stalls) or 15 days (without stalls) — email helpdesk + [email protected].
- Events end by 10:00 PM. Silent hours 2–4 PM. New Year: 12:30 AM with EC approval.
- Clean up by 6PM (morning) or 9AM next day — ₹5,000 cleaning charge if not.
- No political events inside PSOTS — ever. No smoking or alcohol.
🚗 Vehicles & Parking▾
- Speed limit: 15 km/h on podium and in basements both.
- Drive clockwise only. Keep left. No overtaking. No high beams at night.
- PSOTS is a honk-free community. Pedestrians always have right of way.
- Park only in your allotted basement parking slot. No parking in visitor slots (podium level).
- Guest parking free up to 2 days. Beyond: ₹250/day (4W) · ₹100/day (2W).
- Parking rental (vacant slots): ₹1,500/month individual · ₹2,500/month linked. Email helpdesk to apply.
- No driving lessons inside society — ₹2,000 fine first instance, reported on repeat.
♻️ Waste & Garbage▾
- Segregate: 🟢 Wet (kitchen/garden) · 🔵 Dry (plastic/paper/metal) · 🔴 Sanitary (diapers, medicines, blades).
- Keep bins outside only between 9:00 AM – 12:00 PM. Take back by 12:30 PM.
- Early departure: CPCB-certified compostable bags only, not before 6:00 AM.
- Wet waste not collected if unsegregated or in plastic bags.
- Never put paint, thinner, or cement into drains or toilets.
- E-waste (batteries, bulbs, CDs) — hand over separately to housekeeping.
🏘️ Common Areas & Conduct▾
- No garments, rugs, antennae, or wirings on balcony grills or building facades.
- No encroachment of corridors — no shoe racks, plants, bicycles, or cartons outside flats.
- Children's play areas: for children under 12 only.
- Walking on lawns strictly prohibited except unavoidable circumstances.
- No commercial activities from residential apartments without prior written EC permission.
🏠 Move-in & Move-out▾
- Tenant move-in: ₹1,500 + GST · Tenant move-out: ₹1,500 + GST.
- New owner (purchase): ₹2,000 + GST one-time membership. Blood relation transfers: no charge.
- Apply via MyGate at least 15 days before move date. Allowed 9AM–6PM only, not on public holidays.
- Service lifts only for luggage and furniture. Get admin NOC + finance NOC before moving out.
- If previous occupant had unpaid dues and left without NOC — all dues transfer to new occupant.
🐾 Pets▾
- Pets can move freely in PSOTS. Not allowed: clubhouse, pool area, supermarket, café, sports areas, children's play areas, banquet halls.
- Register your pet with the Property Management Office — email helpdesk with Annexure PP1.
- Always keep pets on leash. Only adults should handle pets in common areas.
- Clean pet waste immediately — dispose in bio-waste bins only. ₹1,000 fine if not cleaned.
- If another resident is uncomfortable in passenger lift — step out and give them preference.
- Commercial breeding of pets inside PSOTS is prohibited.
🔨 Interior Works▾
- Work permit required before any interior work begins. Debris removal: ₹3,000 (mandatory, non-refundable).
- Permitted hours: 9AM–2PM and 4PM–6PM only. No work on Sundays or public holidays.
- Service lifts only for interior materials. No core cutting in structural elements (columns, beams, slabs).
- Workers must have security passes. No overnight stay for workers on premises.
